Poised at second base, you are in a game-changing position on the field. What you do here can set you up for a win. You are now in the middle of the action, surrounded by opposing players, lights flashing on the big screens, and fans getting loud. But with your previous game-time preparation, you are able to buckle down and focus.
Research – You have the specifics on what you qualify for regarding a home loan. With this information, it’s time to dig into some research. Decide what type of home you would like to purchase, the general location, and any other must-haves to include in your search as you explore the field. Conducting thorough research of homes and the communities will help ensure you make the decision that best fits you and your lifestyle.
Location – Are you a big-city slicker or a down-home country kind of individual? Whatever your preferences, narrow down your search to the specific area. Wasting your time house hunting in areas you know you do not want to buy in could cost you a home. Whether you want to be close to a highway, in a good school district, or far enough away you cannot see a neighbor’s house, stick to your specifications to find the home you want faster. (Remember not to be too narrow-minded and limit your search results to consistently show nothing!)
Research Community – When you find a home you like, research the community and nearby areas. Make sure to observe the area both during the daytime and nighttime to get the most well rounded overview of the area.
Negotiations – Be prepared to negotiate. Work closely with your Realtor to help get you the best deal possible. A home inspection often brings to light parts of the home that need updating or fixing. If these are within your parameters of tasks you want to take on, use this report to your advantage to work out a lower overall cost on the home. Being fully aware of exactly what you are getting when you buy a home is incredibly important.
Know Your Deal Breakers – Without being too picky, know what your deal breakers are before you begin your search. This will help you narrow your results as well as find the home you are looking for more easily.
How to Search – Today, the market is flooded with apps and tools that can assist you in a speedy search for a home. Download apps to your smart devices and set up alerts with specific filters. This paired with a Realtors hard work and eye on the market will allow you to find the home you are searching for in no time.
There is no “perfect” way to search for a home; no tried-and-true formula that works for each borrower. Find what works best for you along with the help of your professional team. The noise of the crowd accompanied with the vastness of the field can be overwhelming. But with your game plan securely in place, all you have to do is watch for the signs from the professionals and you will be sliding into third base before you realize it.
